What is trace and access?
Trace and access is the work involved in finding the source of a water leak (the trace) and getting to it (the access). Most UK home insurance policies include trace and access cover, which pays towards the cost of locating the leak and the damage caused by reaching it. The underlying plumbing repair is usually a separate matter.
The catch is that insurers expect the leak to be found properly, with a report. That is where we come in. We locate the leak non-invasively across Cornwall using water leak detection methods such as thermal imaging and acoustic testing, document exactly how and where it was found, and provide an insurance-approved trace and access report you can submit with your claim. That way you recover the cost rather than paying to have your home dug up on a hunch.

Why finding the leak quickly protects your claim
With trace and access, time matters in two ways. The longer a leak runs, the more damage it does, and the more complicated a delayed insurance claim can become.
Acting quickly helps you:
- limit the damage before it spreads through floors, walls and ceilings
- get a clear, professional report that documents the leak and the access work
- support your trace and access claim so you can recover the cost
- get the underlying repair done sooner, with less disruption
We locate the source, carry out the access carefully, and give you the paperwork your insurer needs.

Trace & access FAQs
Most UK buildings insurance policies include trace and access cover, typically up to a limit of around £5,000 to £10,000, though it varies by insurer and policy. It usually covers finding the leak and the damage from accessing it, not always the plumbing repair itself. Always check your own policy wording or ask your insurer.
Typically the cost of locating the leak and making good the damage caused by reaching it, for example lifting and relaying flooring. The repair to the pipe is often classed separately. Our report sets out the find clearly so your insurer can assess the claim.
In most cases yes. Insurers want evidence of how and where the leak was found. We provide an insurance-approved trace and access report documenting exactly that, which makes the claim far smoother.
Yes. We regularly support plumbers on trade call-outs and work alongside homeowners and loss adjusters during claims. We find and document the leak, and the repair can then be carried out by your plumber.
It depends on the property and how complex the leak is to find. We give a clear quote up front with no obligation. Where you have trace and access cover, much of the cost may be recoverable from your insurer. Call 07897 016222 for an estimate.
