The small print
How we work with you when you book leak detection or a repair with Cornwall Leak Detection Specialists. We have kept it plain and fair, and we are always happy to talk anything through before you book.
Last updated: September 2026
These terms apply to the leak detection and repair services provided by Cornwall Leak Detection Specialists (“we”, “us”, “our”) to you, the customer. By booking an appointment with us, you agree to them.
We find hidden leaks with as little disruption as possible, using methods such as thermal imaging, acoustic listening and tracer gas, and we can give you a written report of what we find. Where it is practical, we can also repair the leak we have found.
Not everything that looks like a leak is one. Condensation, poor ventilation, rising damp, a faulty water meter or a faulty boiler can all look like a leak. An investigation that shows there is no leak is still chargeable, and you may need a different trade to put the problem right.
When you book us, we come out to find the leak you have told us about. That is what your booking and your quote cover: one leak, traced to its source and, where a repair has been agreed, repaired.
Once that leak has been found and put right, the job you booked is complete. Leak detection looks for a specific problem. It is not a survey of every pipe in the property, so we cannot promise there are no other leaks.
Sometimes another leak comes to light, during the visit or afterwards. It may have been masked by the first one, or it may be on a different part of the system. Any further leak is a separate job and is charged separately. We will explain what we have found and give you a quote before any further work, so nothing is added to your bill without your agreement.
If you already think there may be more than one leak, please tell us when you book. We can then quote for everything you would like us to look at and allow the right amount of time on the day.
We give you a quote before any work begins, based on what you tell us about the property and the suspected leak. Repairs are quoted separately from the leak detection.
If the job turns out to be different from what was described, for example a larger property or a more involved investigation, we will talk it through with you before carrying on. Any extra materials needed to complete the work, and any parking charges, are added to the final bill.
We will agree a date and an arrival time with you in advance. Please make sure someone aged 18 or over is at the property, that we can reach the rooms and outside areas we need to investigate, and that stopcocks and isolation valves can be turned off. If the water supply is shared with, or runs through, another property, we may need access to that property too.
Our equipment is heavy, so please make sure there is free parking within 100 metres of the property. Any parking charges we have to pay are added to your bill. If a visit cannot go ahead because we cannot get in or park, it may still be charged.
Please give us information that is as accurate as you can when you book, such as the number of radiators on a heating system, the rough length of an incoming water supply, whether the property is a home or a business, how often a boiler is losing pressure, whether any leak sealant has been used, and the size and water level of a swimming pool. Your quote and the time we allow depend on it. If we are given the wrong information and are not prepared for the job as a result, the visit and any further visits needed are chargeable.
Central heating: please turn on the heating on the morning of your appointment, but keep any underfloor heating switched off from early morning. Leak sealant in a heating system can make a leak much harder to find, so please tell us when you book if any has been added.
Swimming pools: please make sure the water is clean, clear and no colder than 18°C, and that the pool is filled to its normal level, because a leak in the structure or liner cannot be found if the water is below it.
Where you need one, we can provide a trace and access report for your home insurer, setting out what we investigated, the methods we used and what we found. We cannot guarantee that an insurer will accept a claim or make a payment. That decision rests with your insurer and your policy.
Our methods are designed to find a leak with as little disruption as possible. Usually we can narrow it down to a small area, such as a few floor tiles or one section of a room or driveway, but the only way to confirm the exact spot is to open it up.
Some leaks are intermittent, very small or hidden behind materials that make them hard to pinpoint, and no method is guaranteed to find a leak on the first visit. We will always be honest about what we have found and about the next steps. If a further visit is needed, we will discuss it with you first, and it is chargeable.
Where we show you where a leak is but do not open it up and repair it ourselves, that location is based on the evidence from our equipment. It is the place to start opening up, not a guarantee, and further chargeable detection may be needed once work to expose the leak has begun.
Where a repair has been agreed, we aim to carry it out on the same day as the leak detection, but that is not always possible. It depends on time, safe access and having the right parts. If a repair needs another visit, we will quote for it before booking it in.
Repairs we carry out are guaranteed for three months from the date of the repair. The guarantee covers the pipework and fittings we installed, not the rest of the system.
Repairing or pressure testing pipework that is already old or corroded can cause new leaks at other weak points along the pipe. Any work needed to fix those is charged separately.
If we find a leak or fault on visible plumbing during testing, it may need to be fixed there and then so that testing can continue. Those repairs are not guaranteed, and pressure testing can also bring existing plumbing faults to light that we are not responsible for.
We do not carry a waste licence, so we cannot take away waste from the job, such as rubble or old flooring. Please arrange for it to be removed.
We may ask for card details to secure your booking. Payment is due at the end of the appointment by card or bank transfer, unless we have agreed something different with you in writing. We do not accept cash or cheques.
For commercial customers, or where the person paying will not be at the property, we may ask for payment before confirming the booking. Reports are released once payment has been received.
If you need to cancel, please call us on 07897 016222 at least one working day (24 working hours) before your appointment, or two working days (48 working hours) for a swimming pool appointment. Appointments cancelled later than that, and visits that cannot go ahead on the day, are charged at the price quoted for the leak detection.
If you book on behalf of someone else, for example as a landlord, letting agent or tenant, please make sure everyone involved, including the person paying, knows the arrangements and what we need on the day.
We carry out our work with reasonable skill and care. Opening up a floor, wall or ground to reach a leak can occasionally damage nearby pipes, fittings or finishes, especially where space is tight. We take care to keep this to a minimum, but we are not responsible for damage of that kind, or for damage caused by a leak we were not able to find. We are also not responsible for stopcocks or valves that were already worn and fail after testing, or for a heating system that needs bleeding or further work after being drained and refilled.
Nothing in these terms limits any liability that cannot be limited by law, including liability for death or personal injury caused by our negligence, or for fraud, and nothing in them affects your statutory rights.
Calls may be recorded for training and quality purposes. How we handle your information is explained in our privacy policy.
These terms are governed by the law of England and Wales, and any disputes will be dealt with by the courts of England and Wales.
