Seeing leaks others can't

Thermal imaging (infrared thermography) picks up the small temperature differences that escaping water creates on a surface. Warm water from a heating leak shows as a hot trail. Cool evaporating moisture from a fresh-water leak shows as a cold patch. Either way, the camera reveals what the eye cannot, without drilling, lifting or guessing.

It is one of the core tools we use across Cornwall, usually alongside acoustic leak detection and tracer gas leak detection to confirm the exact source before any access. It is fast, completely non-invasive, and ideal for scanning walls, ceilings and floors to narrow down where a problem really is. Where access is unavoidable, our trace and access service keeps disruption to a minimum. For background on how leaks behave, see The Water Leak Guide.

Why guesswork costs you more than detection

When a leak is chased by guesswork, you often pay twice: once for the damage caused by opening up the wrong spot, and again when the real leak is finally found.

Thermal imaging avoids that by showing where the problem is before any access work:

  • it reveals the hidden warm or cold trails the eye cannot see
  • it works without drilling, lifting or opening up to look
  • it narrows the search to the exact area, so access stays small
  • it means less mess, lower cost and a faster repair

We use it alongside our other methods to confirm the source before a single tile or board is lifted.

What thermal imaging can find

1

Hidden plumbing and heating leaks behind walls and under floors

2

The spread of damp and moisture, traced back towards its source

3

Underfloor heating pipe runs and failed loops

4

Cold spots and missing insulation that can be mistaken for leaks

Thermal imaging FAQs

Not literally. It reads the temperature on the surface. Because a hidden leak changes the surface temperature of the wall or floor above it, the camera reveals the leak’s location through that thermal signature without anything being opened up.

It is excellent for quickly narrowing down a problem area. We usually confirm the exact source with acoustic or tracer-gas methods before any access, so the repair is targeted with confidence.
